Besen & Associates, Inc. has been retained to sell 40 Peck Slip, located in the heart of the South Street Seaport Historic District.  Located between Front Street and South Street, the property is a 4-story mixed use walkup building with ground floor retail  and three floor-through commercial lofts. The property was originally built in 1813 and contains approximately 3,984 square feet. Jackie Himmelstein is the exclusive agent spearheading the sale.  The asking price is $3,500,000.

The building is built 18 feet wide by 52 feet deep and is zoned C6-2A/LM.  The zoning allows for the top three floors to be utilized as residential.  There are approximately 2,000 square feet of additional air rights that may be usable, subject to permission from the Landmarks Preservation Commission.  Capital improvements include roof replacement and brick pointing in 1996.  All mechanical systems are in excellent working condition, and there is separate gas fired HVAC on each floor.  The 800 square foot retail space is presently occupied by a restaurant on a short-term lease with approximately three years remaining.  The upstairs tenants are all month-to-month, rendering the property desirable for either an investor or a user.
